Buying a Property on Craigweil Private Estate

If you are considering buying a property, a good early action would be for your solicitors to contact our conveyancing solicitors, SMR: sarahevans@smrsolicitors.co.uk.

They shall be able to:

  • Help with questions regarding the property, would complete your FME1 form and discuss the need for a Deed of Grant or Deed of Covenant.

  • Send a membership application form, a welcome letter and other paperwork as requested (e.g. financial, AGM, insurance documents) as the purchase progresses.

  • Check the Estate Management Charges,

    • To ensure payment has been made up to the date of the sale.

    • The annual charges vary for each property depending on the frontage of the property. The Board set the revised fees each year & for the last few years we have used a percentage increase reflecting rises in the cost of living, although further increases may be necessary if larger capital expenditure (e.g. roads repairs) is required.

  • Advise on Riparian Owners Responsibilities, where applicable.

    • Properties on the Estate may have surface water drainage passing under or abutting the boundary by way of pipes or ditches. If so, they may carry with them Riparian Ownership responsibilities. Before purchase you should ensure the necessary searches are made with the appropriate authorities, such as Arun DC or West Sussex CC.

Please be aware that much of the Estate is within a Conservation Area, so if you are planning alterations to the property you may require Planning Permission from Arun District Council.

If you intend to use contractors to carry out works before moving in please contact us so we can make sure you know the Estate’s requirements regarding Bonds & limitations to working hours etc.
